Secondly, you can now negotiate a better deal for yourself. Either the home seller does the repairs, or you do them—and if you do them, you’re going to pay less, because you’re buying a damaged house.

The home seller is obliged to bring their price down because you (a) won’t be paying for any damages and (b) will have to pay for the repair work. This is like killing two birds with one stone, because you’re implying:

  • You’re buying a damaged house

AND

  • You’ll have to pay extra for repairs
