How Home Inspections Facilitate Negotiations

With a professional home inspector on your side, you can easily ensure you’re identifying all possible defects in a prospective house before you make a payment. Homes don’t come cheap—especially not in New York. In 2020, the prices of New York homes went up by 2.2%—and in 2021, they’re predicted to increase by 9.1%. Regular apartments in Manhattan cost $916,000, and a one-bedroom apartment will cost you $710,000.

That’s a lot of money. And when you spend that much money, you want to make sure that you aren’t giving one penny more than what is required.

Negotiations after home inspections help you do just that.

Repairs

When you buy a house from someone, you know it won’t be perfect. Someone else has lived in that property, they have left their mark on the walls, and they might have left a lot more than just marks. You can be sure that you’ll be looking at a great number of repairs that will have to be made—but the question is: who’s going to make these repairs? That’s where the negotiation comes in.

And there’s an even greater question: what are these repairs?

As a layman with no understanding of real estate, you might find it hard to find all the deceptive repairs hiding in your prospective house. A professional home inspection will detect them instantly, which leads to…

Negotiation

Once you have a full rundown of the repairs that you need to make, you have the upper hand in the situation. Firstly, you get to dictate your terms and make demands because the sellers did not inform you of these repairs. You are even entitled to act offended in this case, as if a breach of trust had conspired.

Secondly, you can now negotiate a better deal for yourself. Either the home seller does the repairs, or you do them—and if you do them, you’re going to pay less, because you’re buying a damaged house.

The home seller is obliged to bring their price down because you (a) won’t be paying for any damages and (b) will have to pay for the repair work. This is like killing two birds with one stone, because you’re implying:

  • You’re buying a damaged house

AND

  • You’ll have to pay extra for repairs
